WHAT ARE THE BENEFITS OF A BASEMENT?
North Texas Basements, Inc. provides a new homeowner with the most stable foundation available. Basements virtually eliminate all potential foundation issues caused by soil movements. In addition to eliminating the foundation issues due to soil movement, there are many more benefits to building a home with a basement. A basement can provide you and your family with a safe haven from tornadoes and storms. Basements are an energy efficient way to supplement air conditioning needs in your home and cut down on those electric bills. Basements also provide great additional living space/square footage for relatively minimal costs.
CAN YOU BUILD A BASEMENT IN TEXAS SOIL? YES.
The misconception is that Texas soils are not conducive to basements due to movement caused by moisture changes. Fact –Texas soil movement is caused by moisture changes caused by the sun, wind, and rain. The deeper into the earth, the less effect the sun, wind, and rain has on the soil due to the fact that rain doesn’t soak extremely deep into the soil but runs off into the streets, streams, and rivers. Therefore, the deeper into the ground you set a foundation, the more stable and stronger it is.
IS IT TOO EXPENSIVE TO BUILD A BASEMENT IN TEXAS? NO.
A basement does not add a lot of cost per sq ft in relation to the additional space realized. Therefore, it's likely the best investment when building a new home. In some respects, the air conditioning and storage rental savings will pay for the extra cost of a basement and you’ll never have to worry about foundation problems.
CAN YOU BUILD ON AN UNEVEN LOT? YES.
Basements are a great and beautiful solution to those hillside lots!!! Many, many potential owners and builders shy away from the sloping lots. These lots tend to drastically increase costs because of the need for retaining walls, piers, fill, etc. However, these “increased costs” of a sloping lot have the same costs as a basement but a basement adds up to 100% more usable space in your home.
ARE THERE CONSTRUCTION COSTS SAVINGS WHEN USING A BASEMENT? YES.
No need to spend money foaming the underside of the roof – A/C duct work is in the basement so there is no need to try to keep the attic cool. The duct work will be carrying cool air through the inside of the home already cooled rather than pushing A/C air through an extremely hot attic. There is no need to “pad” or “bench” a lot to start construction. No need to bring in fill for low areas – the basement will create additional dirt needed to raise low spots and slope grade on the property. Potential cost to build a “safe room” is not needed – the basement is your safe room!!! Vaults, safes, etc. can all be built into the concrete basement!
